Heavy rental use, thin reserves, pending special assessments, or a building that will not bind insurance can end the file even when your credit looks fine.

Common mistakes
Assuming every Florida condo is FHA-eligible. Treating MIP as optional. Shopping as-is houses and expecting FHA to ignore condition. Stacking FHA with Homes for Heroes, Buyer Credit, and sell-before-you-buy as if they were one product. Those real estate benefits have their own rules and do not replace MIP.
