Common questions

What does it cost to sell a home in Tampa Bay?
Typical costs include payoff of the mortgage, negotiated brokerage compensation, title, prorated taxes, HOA or CDD transfer items, and any credits. Ask for a net sheet. Online estimates are not appraisals.
What is a CDD in Wesley Chapel or SouthShore?
A Community Development District is a special district that can add a monthly or annual assessment on top of taxes and HOA. Always confirm the current CDD on the tax bill and listing, then include it in the payment I originate.
What is Zone X vs AE after recent storms?
Zone X is generally lower flood risk. AE is a special flood hazard area that often needs flood insurance. Filters on this site can prefer lower-risk flood zones. Confirm the current FEMA map and an insurance quote before you write.
How does the Florida buyer-broker agreement work after NAR?
Compensation is negotiated in writing. It is not automatic that the seller pays. I will walk the buyer-broker agreement with you before you tour. Do not assume buyers pay nothing.
Is there down payment assistance in Tampa Bay?
Some buyers qualify for down payment help. We check income, the house, and the first mortgage at consult. Homes for Heroes and the Buyer Credit are separate benefits, so we pick the one that actually helps your file.
