Common questions

Is the guide free?

Yes. You get a 3-day link. If it expires, request a new one.

Does a first-time buyer need a Realtor and a Loan Originator?

You can split the work. First-time Tampa Bay buyers who want one person on the search and the loan file work with Jonathan Loescher.

How do I apply for a mortgage from this guide?

Use Apply for a Mortgage on this page. The guide is a checklist. The application starts the loan file Jonathan originates.

Can one advisor handle the home and the loan?

Yes. Jonathan coordinates the listing or home search with loan origination through PMF, Inc. (NMLS 1980) so buyers and sellers work with one Realtor and Loan Originator.

What is a CDD in Florida?

A CDD is a Community Development District created under Florida Chapter 190. It can add a non-ad valorem assessment on top of property taxes and any HOA or condo fee. Confirm the current amount on the tax bill and the listing for that parcel. I include it in the payment I originate through PMF, Inc.

What flood zone is my Tampa Bay home in?

Flood zone is lot-specific in Pinellas and Hillsborough. The map on a neighbor's house does not apply to yours. Confirm the current FEMA determination with your insurer, then get wind and flood quotes on that address before you write. I originate the loan. I do not quote insurance. Book a consult at jonathanloescher.com/book if you want those quotes next to the loan payment.
