What is List + Buy in Tampa Bay?

List + Buy is a 2% listing fee when three things are true. You list the current home with me as Realtor. You hire me as Realtor on the next purchase. I originate the loan on that purchase through PMF, Inc. That fee is negotiated compensation for the listing work. It is not a rebate, not a lender credit, and not a promise that every file qualifies.

What is List + Buy not?

It is not Sell-Before-You-Buy. That path uses a 2.25% lender convenience fee on a different product. It is not Buyer Credit. Buyer Credit is up to $3,000, capped at 20% of buyer-agent compensation that is actually available. It is not Homes for Heroes cash-back. Those programs do not stack with List + Buy.

How do the two licenses stay separate?

Real estate work runs through Realty of America (Florida license SL3546365). Mortgage origination runs through PMF, Inc. (NMLS 1980; my NMLS 2621894). Using me as Realtor does not require using me as Loan Originator. List + Buy is the program path that pairs both. Approvals stay conditional on lender review.

How does a Tampa Bay List + Buy file usually run?

  1. We confirm the listing, the next purchase, and the loan belong on this path.
  2. We write the listing agreement at the 2% listing fee for this path.
  3. We search the next house on a signed buyer agreement.
  4. You apply for the next loan through PMF, Inc. as a separate file.
  5. The 2% number does not go in MLS remarks or on an IDX card.

What do you control?

You control whether you hire me on both sides and whether you apply for the loan with me. You do not control a 2% fee on a listing I do not take. A listing without a buy, or a buy without a listing, is a different conversation.

What mistakes should you avoid?

Calling 2% a discount off an unnamed market rate. Mixing it with the 2.25% Sell-Before-You-Buy fee. Treating it as free. Planning a net sheet on a house that is not on this path.
