Current listings and prices
Highland Lakes in Palm Harbor currently has updating active listings. The median list price is updating and the average is updating. Median price per square foot is updating. Median living area is about updating square feet. Homes stay on the market about updating days (median), with an average of updating days.
Highland Lakes sits inside Palm Harbor. This community's median is often below the city number. That is the subdivision, not the whole of Palm Harbor.
What this community is
Highland Lakes is a 55+ golf community on the Lake Tarpon side of Palm Harbor, built mainly from the late 1970s through the early 1990s. The streets wind around three executive nine-hole courses. Residents get a clubhouse, pools, tennis and pickleball, and a lodge on Lake Tarpon with community pontoon boats. It feels like a neighborhood that decided amenities were the point, not a gated resort you visit on vacation.
Who it fits
It fits buyers 55 and older who want a house or a villa, golf they do not have to trail over to, and neighbors who actually use the clubhouse. It is a strong match if you want Palm Harbor without paying East Lake new-construction money. It is the wrong list if anyone in the household is under the age cap, or if you want a beach-town walk to the sand.
Housing mix
You will see single-family houses, attached villas, and some condos. Single-family homes tend to sit on their own lots, often with a garage and a Florida room or lanai. Villas and condos trade some of that for a lower exterior-maintenance load. Sizes cluster around updating square feet. Golf-course lots and interior lots are not priced the same, even when the floor plan looks similar.
What buyers should know
This is 55+. The homeowners association is real, and dues are part of the monthly picture. On current listings, single-family dues often land near the mid $100s per month, while villas and condos can pay a second fee for building and grounds. Those are listing figures, not a promise. Get the current budget, what the fee includes (golf is commonly part of it), and whether any special assessment is pending.
Live listings I pulled are in FEMA Zone X. That is generally treated as lower flood risk, and many owners here do not carry a mandatory flood policy the way a barrier-island buyer would. Still verify the zone on the tax card for the address you want. I have not seen a community-wide CDD called out as a standard line item here. Confirm the tax bill anyway so you are not surprised.
Golf-cart rules, pet limits, and lease minimums live in the documents. If you plan to keep a boat or RV, ask about the storage lot before you fall for the house.
Frequently asked questions
Is Highland Lakes 55+?
Yes. Plan on the age restriction applying, and confirm occupancy rules with the association.
Is this the same as Palm Harbor in general?
No. Palm Harbor is the parent city, with many neighborhoods and no age cap. Highland Lakes is one 55+ golf community inside it. Start with this page, then use the Palm Harbor guide if you want the wider market.
Do I have to pay a CDD?
I would not budget a CDD unless it shows up on the tax bill for that parcel. HOA dues are the line item you should expect.
Can you help with the loan and the house?
Yes. I am a Realtor and a Loan Originator, so we can look at dues, taxes, and the mortgage in one worksheet. Apply for a loan when you want that started.
How do I see homes?
Browse current listings and we will schedule tours from the listing. That is separate from a strategy call.
