Do I need a wind mitigation inspection to buy a home in Florida?
Short Answer
Florida does not require a wind mitigation inspection as a statewide condition of buying. Carriers may ask for one before they bind a policy, especially on older roofs and coastal houses, including Indian Shores. The report can change the insurance line and cash to close. Confirm on the house.
Do I need a wind mitigation inspection to buy a home in Florida?
Florida does not require a wind mitigation inspection as a statewide condition of buying a home. The statute that governs a purchase contract is not the same as the file a carrier wants before it binds a policy.
Carriers often ask for a wind mitigation form on older roofs and coastal houses. Indian Shores, Indian Rocks Beach, Clearwater Beach, and other Pinellas waterfront streets see this question every week. The report can change the insurance premium, which changes the payment I originate, which changes cash to close.
Confirm on the house. Do not borrow a neighbor's form.
What this looks like in Pinellas
A 2006 roof in Largo and a 2019 roof on Sand Key are different carrier conversations. Hip roofs, opening protection, and roof-to-wall connections are what the form describes. I am a Realtor and loan originator. I am not the inspector and I am not the carrier.
A 4-point looks at roof, electrical, HVAC, and plumbing. Wind mitigation is a different form. Many older Pinellas files need both before a policy binds.
Step-by-step
- Ask the insurance agent what the carrier wants on that year built and that roof year.
- Order the form the carrier named, from an inspector the carrier will accept.
- Put the premium on the Loan Estimate, not a guess from last year's quote.
- If the report is weak, decide whether you still want the house.
- Do not wait until the week of closing to learn the policy will not bind.
Wind mitigation versus other reports
| Report | What it is for | Who usually asks |
|---|---|---|
| Wind mitigation | How the building handles wind | Carrier |
| 4-point | Roof, electric, HVAC, plumbing | Carrier on many older homes |
| Full home inspection | Buyer due diligence | Buyer |
| Elevation certificate | Flood pricing on some files | Carrier or lender |
What you control versus what you do not
You control when you order the form. You do not control the discount table. You do not control a carrier leaving the county.
Common mistakes
Calling wind mitigation a state purchase requirement. Reusing a seller form the carrier rejects as stale. Shopping a house with no insurance path. Assuming FHA or VA will bind the policy for you.
Next step
Book a consultation or apply if the payment has to include a real premium.
