What Is the Florida Homestead Exemption?
If you own the home you live in, Florida will take a real bite out of your property tax bill. The Florida homestead exemption is the paperwork that starts that savings. Miss the date, and you wait a year.
I am Jonathan Loescher, a Tampa Bay Realtor and Loan Originator with PMF, Inc. I walk buyers through this at closing because cash to close and next year's tax bill are the same conversation. Here is how the Florida homestead exemption works, who qualifies, and how to file.
Florida homestead exemption at a glance
- You must own the home and use it as your permanent residence on January 1 of the tax year.
- File with your county property appraiser. The usual deadline is March 1.
- The first $25,000 of assessed value is exempt from all property taxes, including school taxes.
- A second exemption applies to non-school taxes on value above $50,000. That second piece now adjusts for inflation. Pinellas County lists the 2026 additional amount at $26,411.
- Filing also turns on Save Our Homes, which caps how fast your assessed value can rise.
- You file once. It renews automatically while you still qualify.
- Investment homes, second homes, and most rentals do not get it.

What the Florida homestead exemption actually does
Florida's constitution lets a permanent resident knock a chunk of assessed value off the tax roll. The Florida Department of Revenue still describes the benefit as up to $50,000. The first $25,000 is the piece everyone quotes. It applies to school taxes and non-school taxes.
The second exemption sits on assessed value greater than $50,000 and does not apply to school district levies. Voters approved an inflation adjustment on that second piece. Counties publish the current extra amount each year. Pinellas County's 2026 homestead page lists $25,000 plus $26,411, or $51,411 total when the home is assessed at $75,000 or more. If the assessed value sits between $50,000 and $75,000, the extra exemption is prorated.
Confirm the number with your county before you rely on it. Millage also varies by city and taxing district, so two homes with the same assessed value can produce different dollar savings.
Who qualifies
On January 1 you need legal or beneficial title, recorded in the official records, and you must make the property your permanent Florida residence. A dependent can also establish it as their permanent home. The statute is section 196.031, Florida Statutes.
You get one homestead. If you still hold a residency-based exemption in another state, or on another Florida property, the new application can be denied until that other exemption is removed. Spouses living in the home usually need to appear on the application even if only one name is on the deed. Social Security numbers are required.
Condos and co-op units can qualify if you own the unit and live there. A vacant lot does not. A house you rent out as of January 1 does not. A snowbird house you visit in winter does not, if your permanent residence is somewhere else.
How to file, step by step
- Close and occupy the home. January 1 is the eligibility date, not the filing date.
- Wait for the deed to record. Pinellas asks you to wait about 30 days after closing before you e-file so the ownership change is in their system.
- File Form DR-501, the original application for homestead and related tax exemptions, with the property appraiser in the county where the home sits.
- Upload or bring proof of residency. Typical items are a Florida driver license or ID at the property address, Florida vehicle registration at that address, and voter information if you are registered. Non-citizens provide a permanent resident card.
- If you still own a prior home, be ready to prove it is not getting a residency-based tax break.
- Watch for a follow-up from an exemptions specialist. Approval shows on the TRIM notice later in the year.
You may file online or in person. File as soon as you own it, occupy it, and can prove it is your legal residence. Do not wait until the last week of February if you can help it.
Florida-only rules buyers miss
Homestead is a Florida constitutional benefit. Other states have homestead laws that look similar and are not the same thing. Here is what trips people up here.
- January 1 locks the year. Close on January 15 and you generally wait until the next tax year. The prior owner's homestead, if it still prints on the TRIM notice, comes off at year end. You still file your own application.
- March 1 is the timely deadline. Florida Statute 196.011 sets it. If March 1 falls on a weekend, some counties publish the next business day. Check the current year. Do not assume an extra day.
- Late filing is a maybe, not a right. After March 1 you can still apply through the 25th day after the TRIM notice is mailed, usually late summer. You have to show extenuating circumstances. The property appraiser can say no. Then the Value Adjustment Board is the next stop, with a small petition fee.
- Save Our Homes rides on homestead. Once you have homestead, assessed value cannot rise more than 3 percent or the CPI change, whichever is lower. That cap is often worth more over time than the $25,000 itself. I cover the buyer-side reset in the Save Our Homes article. This page is the filing guide, not a second version of that post.
- Portability is a separate form. You can transfer up to $500,000 of the accumulated Save Our Homes difference to a new Florida homestead. File DR-501T with the new county by March 1. The window is three tax years from January 1 of the last year you held homestead on the old home, not three years from the closing date. Upsizing can move the full benefit. - Renewal is automatic until it is not. If you sell, rent the home, or stop using it as your permanent residence, notify the appraiser. Keeping homestead you no longer qualify for can mean back taxes, penalties, and interest.
- There is a creditor homestead too. Florida also protects a homestead from most creditors. That is a different constitutional rule. This article is about the property tax exemption. Ask a Florida attorney if you need the asset-protection version.
Florida homestead exemption in Pinellas County
Buyers searching "Florida homestead exemption Pinellas County" still file the same state form. The office is local. Pinellas County Property Appraiser handles it, not a private filing service.
Start at pcpao.gov/homestead-exemption. E-file is on their site. They ask you to wait about 30 days after closing so the deed is in their system. If the deadline is close and documents are still catching up, they would rather see the application in than a perfect packet a week late. Follow up with whatever they request.
You can also file in person. Offices include the County Courthouse at 315 Court Street in Clearwater, North County at Northside Square on US Highway 19 North in Clearwater, Mid County on Starkey Road in Largo (with the Tax Collector), and South County at 2500 34th Street North in St. Petersburg. Phone is (727) 464-3207. Hours are 8 a.m. to 5 p.m. weekdays unless they post otherwise.
Pinellas will want Florida driver licenses and vehicle registrations for owners and, in most cases, spouses living in the home. If you registered to vote, bring the Pinellas voter card. If you have a homestead or similar break somewhere else, bring proof it was removed or a recent tax bill for that property.
Pinellas also has a tax estimator that can factor portability. Use it as a planning tool. Your millage depends on the city and taxing district, not on a single county-wide rate. A homesteaded home in Clearwater, St. Petersburg, Dunedin, or unincorporated Pinellas will not share the exact same dollar savings.
I am not going to dump a 67-county table here. If you are buying in Hillsborough or Pasco, file with that county's property appraiser. The rules above are statewide. The portal and office hours are not.
What it means for cash to close
Homestead does not show up as a credit on your Closing Disclosure. It lowers next year's tax bill after you file and after January 1 has passed with you in the home. Lenders still estimate taxes using current millage and, if they are doing it right, a post-sale assessed value. If the last owner had homestead for a decade, their tax history is not your tax history. That is the reset I wrote about in the Save Our Homes post.

File it, then let's run the rest of the numbers
The Florida homestead exemption is free money you have to ask for. Own the home. Live in it on January 1. File by March 1. If you are moving from another Florida homestead, file portability on the same trip.
