Do I need a realtor and a lender, or can one person do both?
Short Answer
Yes. In Florida one dual-licensed person can run the home search and the loan file. You still sign a buyer-broker agreement and a mortgage application.
Can one person be realtor and lender on the same Tampa Bay file?
Florida lets a person hold a real estate sales associate license and a mortgage loan originator license at the same time. That is not one super-license. It is two jobs, two companies, and two sets of rules.
On the real estate side, Jonathan works under Realty of America, LLC. Compensation for showing homes and writing offers is negotiated in a written buyer-broker agreement. After the NAR practice changes, do not assume the seller pays that compensation automatically.
On the lending side, Jonathan originates through PMF, Inc. (Pioneer Mortgage Funding), NMLS 1980. Pre-approval, underwriting, and funding happen at the lender. His real estate license does not approve a loan. A written approval from the lender is still conditional until every condition is cleared.
You can still hire a separate agent and a separate lender. Dual-licensed help is optional. It is useful when you want one person who sees both the MLS search and the payment.

Hiring an agent and a lender who never talk, then writing a Pinellas condo offer the loan cannot fund. Treating a pre-qual chat as a pre-approval. Assuming dual-licensed means one company.
