Homefront Saturday: Saltwater Pool Care for Florida Homes

You walk out Saturday morning, the water looks fine, and you figure a saltwater pool runs itself. It doesn't. The cell still makes chlorine. The pump still has to run. Florida sun, rain, and a week of guests will knock the water out of range, and that shows up later on a listing or a home inspection.

This is a weekend owner checklist, not a chemistry class. If you are buying or selling a house with a pool, the same items sit on the inspection.

What a saltwater pool actually is

A saltwater pool is a chlorine pool with a generator. Salt goes in. The cell splits it and makes chlorine. You still test the water. You still clean the filter. You still watch the cell, the pump, and the heater if you have one.

Keep salt in the range your cell manufacturer lists. Too low and the cell cannot make chlorine. Too high and you start eating metal and stone. Confirm on the equipment plate, not on a neighbor's number.

What to do this weekend

  • Test the water (chlorine, pH, and stabilizer) and adjust only what the test says.
  • Check the salt cell for scale. A white crust on the plates is a common Florida problem.
  • Empty the skimmer and pump baskets. Look at the filter pressure.
  • Walk the equipment pad. Listen for a pump that cycles short, a heater that will not fire, or a leak at a union.
  • Look at the screen enclosure. Tears and missing spline show up on inspections.

Chemical prices move. Buy what the test calls for. Don't stock a garage full of product you don't need this week.

Inspectors look at the water, the equipment, and the screen. A tired salt cell, a noisy pump, or a heater that will not light becomes a repair talk. If you are selling, fix the obvious items before photos. If you are buying, put the pool on the inspection list and read the report before you waive anything.

What is Florida Amendment 3 on the November 2026 ballot?
Amendment 3 is a proposed Florida Constitution change on the Nov. 3, 2026 ballot. The official title is Increased Homestead Exemption; Lower Cap on Increases in Non-Homestead Property Assessments. Does Amendment 3 cut school property taxes?
No. School district taxes are not cut by Amendment 3. The larger homestead exemption is for non-school taxes only. You would still see school taxes under the homestead rules that apply today.
