Sell or Rent Your Tampa Bay House? How I Help Owners Choose
Your house has been on the market longer than you hoped. A friend says, "Just rent it out." It sounds easy. Sometimes it's the right call. Sometimes it trades one problem for a bigger one.
I'm Jonathan Loescher, a Realtor with Realty of America and a Loan Originator with PMF, Inc. I talk with Pinellas and Hillsborough owners who are stuck on this exact question. Here's how I help them think it through.
Why renting looks tempting right now
Buyers have more room to negotiate than they did a few years ago. Zillow senior economist Kara Ng put it this way in a March 11, 2026 Zillow report: bargaining power is shifting toward buyers, homes take longer to sell, and renting can be a way to buy time instead of competing hard on price.
That's a fair point. I covered the rise of owners who rent instead of sell in an earlier post on Tampa Bay accidental landlords. This one's about the decision itself: what you actually sign up for as a Florida landlord, and what a well-priced sale can do instead.
Start with three honest questions
Before we run any numbers, I ask owners these:
- Do you need the equity from this house for your next purchase?
- Could you cover the mortgage, taxes and insurance for a few months with no rent coming in?
- Do you want a second job? A rental can feel like one.
If you need the equity, renting usually doesn't fit. If a few empty months would hurt, renting is risky. If you'd rather not take a 9 p.m. call about the AC, that matters too.
The law treats you as a landlord from day one
Invest West Management, a property management firm in Washington State, makes a general point in its guide for accidental landlords that applies anywhere: the law still sees you as a landlord even if you never meant to be one. Florida's rules are separate and live in Chapter 83 of the Florida Statutes. A few that surprise people:
- Upkeep. Under section 83.51, you have to follow building, housing and health codes. For a single-family home or duplex, you also need working smoke detectors when the tenant moves in, unless the lease says otherwise in writing.
- Security deposits. Section 83.49 says the deposit goes in a separate Florida bank account (or you post a surety bond). You can't mix it with your own money. When the tenant leaves, you return it within 15 days if you aren't making a claim. If you are, you send written notice within 30 days, by certified mail or permitted email. Miss that window and you lose the right to deduct from the deposit.
- Entry. Section 83.53 calls for at least 24 hours' notice before you enter for repairs, between 7:30 a.m. and 8:00 p.m.
Some cities and counties also have their own rental rules or registration. Check with your city or county before you list for rent. I'm not an attorney, so for lease language and evictions, talk with a Florida real estate attorney.
Check your HOA or condo documents first
This one catches a lot of Tampa Bay owners. Many of our neighborhoods and condo buildings limit rentals. Some set minimum lease terms. Some cap how many units can be rented. Some require board approval of each tenant.
For HOAs, Florida section 720.306 gives owners some protection. A new rental restriction adopted after July 1, 2021 generally applies only to owners who buy after it passes, or who agree to it. But associations can still regulate leases shorter than six months and limit a home to three rentals a year for everyone. Condo rules work differently, so read your declaration and ask the association in writing.
The costs people forget
Rent minus mortgage isn't your profit. A Bankrate piece on the hidden costs of being a landlord (Feb 22, 2023) points to a few big ones:
- Insurance. Landlord policies generally cost about 25 percent more than a standard homeowners policy, according to the Insurance Information Institute figure Bankrate cited. In Florida, where insurance is already a big line item, that adds up.
- Management. Bankrate puts most property managers at 5 to 10 percent of the rent.
- Vacancy. Between tenants, the mortgage is still due, and no rent is coming in to cover it.

Then add repairs between tenants, lawn and pool care, pest control and reserves for the roof and AC. Mortgage terms matter too. If your loan was written for a primary home, ask your servicer what changes when you move out. I can walk through that with you and confirm at consult.
Or price the sale right
Here's what I tell owners. A house that sits is usually telling you something about price, condition or marketing. Renting doesn't fix that. It just delays the answer.
When I price a home, I look at what has actually sold nearby, what buyers are passing on, and how your house shows next to the competition. Then we decide what to fix, what to leave, and where to set the price so buyers act in the first few weeks. That early window is when a listing gets the most attention.
Buyers who have more choices also care about payments. Seller credits toward closing costs or a rate buydown can sometimes move a deal more than a price cut. That depends on the buyer's loan, so it's a case-by-case conversation.

Let's compare both paths
I'm happy to put a sale plan and a rental plan side by side for your house, using your real numbers. Book a consultation and we'll go through it. If you're also shopping for your next place, you can browse homes for sale anytime. And if you'll need financing, you can apply for a loan with PMF, Inc.
