Can I buy a rental property on the rent instead of my income?

Short Answer

A DSCR loan lets you qualify for a rental on the property's rent instead of your personal income. The lender compares the rent to the full monthly payment. There are no pay stubs or job checks. You can close in an LLC, and it can work for long-term or short-term rentals. Ask me for current terms.

What is a DSCR loan?

DSCR stands for debt service coverage ratio. The idea is simple. The lender compares the rent a property brings in to its full monthly payment. If the rent covers the payment, the property helps qualify itself.

You don't send pay stubs, W-2s, or tax returns. The property does the qualifying.

Who is a DSCR loan for?

  • Investors growing a rental portfolio in Pinellas or Hillsborough
  • First-time investors buying a first rental
  • Buyers who want to close in an LLC
  • Owners of long-term or short-term rentals
  • Some foreign national buyers

What properties can fit?

Single-family homes, townhomes, condos, and 1 to 4 unit properties can fit. That includes some non-warrantable condos. You can buy, refinance, or take cash out. Longer terms and interest-only options may be available.

How do I know if the numbers work?

StepWhat happens
1We find the expected rent from a lease or a rent survey
2We add up the full payment, with taxes, insurance, and HOA dues
3We compare the two
4I tell you which options fit and what it takes

In Tampa Bay, insurance and condo dues can change the math fast. I run them early.

How do I get started?

  1. Apply at /apply and tell me it's a rental.
  2. Send the address or the type of property you want.
  3. I check the rent against the payment.
  4. You shop with a clear picture of what qualifies.

What should I watch for?

DSCR loans usually cost more than a regular investment loan. Down payment, credit, and reserve needs depend on the file. If your income is easy to document, a regular loan may be cheaper, and I'll tell you. For more detail, read DSCR Loans in Florida or see Financing.

Jonathan's Advice

Expert Insight

I look at the rental before I look at the loan. If the rent won't cover the full payment once insurance and dues are in, the loan isn't the problem. The property is. Short-term rental rules in some Pinellas beach towns can change the plan too. So I check the city rules and the numbers before you make an offer. Then the loan fits a property that works.
