Florida Home Inspection, 4-Point, and Wind Mitigation

You are under contract on a Florida house and three reports show up on the same week: a home inspection, a 4-point, and a wind mitigation. They are not the same document, and mixing them up is how a buyer gets surprised at insurance or at cash to close.

This is the plain version of what each one is for. I originate Florida loans through PMF, Inc. The real estate file still runs through Realty of America. You don't have to use both companies.

The general home inspection

The home inspection is the walk-through of the house as a whole. Roof, structure, electrical, plumbing, HVAC, appliances, moisture, and the obvious safety items. It is a condition report. It is not an appraisal, and it is not an insurance bind.

Florida does not make a full home inspection a statewide condition of buying. Most buyers still order one because the contract clock is short and repairs are easier to talk about with a written report in hand.

The 4-point

A 4-point looks at four systems: roof, electrical, HVAC, and plumbing. Carriers ask for it on many older houses before they will bind a policy. A clean home inspection does not replace a 4-point if the carrier wants the 4-point form.

If the roof is old, the panel is dated, or the plumbing is a material the carrier will not write, the 4-point is where that shows up. That can change the insurance line, which can change cash to close.

Wind mitigation

A wind mitigation inspection is a form about how the house handles wind: roof shape and covering, roof-to-wall connections, openings, and related items. Carriers may use it when they price the policy. Florida does not require one as a statewide condition of buying.

The report can change the insurance quote. It does not promise a discount. Confirm on the house and with the carrier that will actually write the policy.

What this costs

Inspector prices move with the house, the roof access, and how many forms you need on the same visit. Schedule a call and we will talk through the file you actually have.

How it hits the loan

Insurance has to bind for the loan to close. A 4-point or wind mitigation issue is often an insurance problem first, then a money problem. I originate mortgages anywhere in Florida through PMF, Inc. (NMLS 2621894). PMF, Inc. is NMLS 1980. The real estate file still runs through Realty of America. Approvals stay conditional on lender review.
