Market Update
Tampa Bay's 4 Markets: St. Pete, Clearwater, the Beaches and Tampa
People ask me how "the Tampa Bay market" is doing. I always answer with a question. Which part? St. Pete, Clearwater, the beaches and Tampa can feel like four different markets, even on the same day.
The market can split by price point and by who's buying: cash buyers, buyers with a loan, owners holding onto a low rate, and builders with homes to sell. Around here, geography adds another split on top of that. This is how I see each area right now. Most of it is my own read from working these neighborhoods, so treat it as a starting point.
St. Petersburg
St. Pete is really several markets inside one city. Downtown and the Old Northeast draw buyers who want to walk to restaurants and the waterfront. Neighborhoods farther west and north are more about yards and schools.
The big dividing line is water. Low-lying areas near Tampa Bay and Boca Ciega Bay took storm surge in 2024, and buyers now ask about elevation and flood zone early. Homes on higher ground, or that were rebuilt to current flood standards, tend to hold buyer interest better.
The City of St. Petersburg runs its own building department and its own substantial damage reviews. If you're buying a house that had storm repairs, ask for the permits and any city determination.
Clearwater
Clearwater has a wide mix. You'll find older ranch homes, newer subdivisions in Countryside, and plenty of condos and 55-plus communities. That variety means pricing can swing a lot from one pocket to the next.
Condo buyers here need to do the full homework on reserves, inspections and assessments. I cover that in how to vet a Pinellas condo after SB 4-D. For single-family homes, roof age and wind features often decide which listings move.
If you're thinking about the area, my post on hiring a Clearwater Realtor covers what to ask.
The beaches
The Gulf beach towns, from Pass-a-Grille and St. Pete Beach up through Madeira Beach, Indian Rocks Beach and Clearwater Beach, are their own world. Helene's surge in September 2024 flooded many ground-level homes, and recovery is still moving at different speeds from street to street.
Here, the rule to understand is the 49% rule. In unincorporated Pinellas and the towns where the county is the building official, such as Indian Rocks Beach and Belleair Beach, a home in a flood hazard area with repair costs at or above 49% of its value must be elevated or rebuilt to current flood standards. Other beach towns have their own building departments and procedures.
That creates three very different kinds of listings: older homes that haven't been rebuilt, homes repaired under the threshold, and new elevated construction. They can sit side by side and price nothing alike. Flood insurance is also a bigger share of the payment here. My Pinellas insurance guide walks through what drives it.

Tampa
Tampa is in Hillsborough County, and it plays by different rules. There's more land, more new construction in the suburbs around it, and builders who sometimes offer incentives that resale sellers can't match. That competition can pull buyers away from older resale homes.
Close-in neighborhoods like South Tampa and Seminole Heights each have their own rhythm, and suburbs like Westchase have another. South Tampa has its own flood questions near the bay. If you're comparing a new build to a resale, ask whether the community has a CDD or HOA, since that changes the monthly cost. My HOA fees guide is a good start.
What ties them together
Tampa Bay Business & Wealth reported on October 19 that Realtor.com's Market Clock rated the Tampa-St. Petersburg-Clearwater metro a buyer's market. That's the big picture. But the metro number blends all four of these areas, plus Pasco and Hernando counties, which are also part of the metro. Your street can be hotter or cooler than that.
The same questions decide value in all four. How old is the roof? What do the wind features look like? What's the flood zone and elevation? For condos, how healthy is the association?

Figure out which market you're in
For a framework on reading local data, see how to read the Tampa Bay housing market. If you want me to pull recent sales for a specific area, book a consultation. To look around on your own, browse homes for sale and request a tour on any listing you like. If you'll be financing, you can apply for a loan when you're ready. You can work with me on the real estate side, the loan side, or both.

Common questions
- Where is Bayou Club in Seminole, Florida?
- Bayou Club Estates is a gated golf community on the Seminole and Largo edge of Pinellas County. Most listings use a Seminole city and ZIP 33777. The gate is off Belcher Road. It is not in Seminole County. Open the Bayou Club homes for sale search for live listings.
- Where is Oakhurst Shores in Seminole, Florida?
- Oakhurst Shores is a west Seminole neighborhood in Pinellas County near Oakhurst Drive, Grove Street, and Boca Ciega Bay. Most sale files use ZIP 33772. It is not in Seminole County. Many homes may have water frontage, however being in this community does not guarantee water frontage. Search live files on the Oakhurst Shores homes for sale page.
- Where is Yacht Club Estates in Seminole, Florida?
- Yacht Club Estates is a Seminole neighborhood in Pinellas County. Listings cluster on streets such as Portside Drive and Commodore Drive in ZIP 33776. It is not Seminole County. The yacht-club name does not guarantee a slip or dock. Search live files on the Yacht Club Estates homes for sale page.
- What Florida mortgage loan programs can a loan originator offer?
- The loan programs I originate through PMF, Inc. include conventional, FHA, VA, Non-QM, DSCR, and down payment assistance when the file allows. Eligibility is file-specific. My Realtor license does not choose or approve the loan. This is education, not a rate sheet and not a commitment to lend.
- Where does the Pinellas County median home price come from?
- A useful Pinellas County median comes from a dated set of solds, usually Stellar MLS, sliced by property type and geography. National portals mix types and lag. I will quote a median only with an as-of month and a source. If you need a number for a specific neighborhood, I will pull the solds at consult instead of posting a county-wide figure that would be stale next week.
